Cash back on completion deals tend to go through phases of being popular and then not so popular. Property companies that offer you discounts on new build properties are the ones that sometimes promote them. It is a simple concept in that you would pay your deposit and then, on completion, you would get cash back to the amount of your deposit or in some cases even more.
Property purchase price = £200,000
Deposit at 85% LTV = £30,000
Price at completion = £200,000
Cash back on completion = £30,000
Apart from solicitors’ fees, stamp duty etc. this is a NMD (no money down property deal) it is possible to actually get more than the 15% deposit back, thereby either paying all your other fees as well or even leaving enough to put money back in your pocket.
However, be aware that the rental coverage of these properties may not be great, and you could be at the mercy of the property market, and if the developer has been forward pricing the property you might still have paid over the odds for it.
It is also possible to do this sort of deal when purchasing directly from an individual.
